What our customers say

Before retiring I had the honor to work with Bartley Construction for over 3 decades. My job was representing multi-family owners in renovations and Bartley Construction was my go-to General Contractor. That description is a simplification of what functioned more like a partnership. Their bid pricing was almost always the most economical and you got top notch performance. They were also excellent, helping to refine scopes of work that would actually lower overall costs. Personally, and professionally, they made my life so much easier, with timely and on budget renovations.

The problem

When the renovation stalls, everyone notices

The damage is not waiting

A fire, a burst line, a balcony that failed inspection, an exterior that scares off prospects. The scope is big and the clock started before you called.

You are chasing your contractor

Calls go unanswered, the schedule slips a week at a time, and change orders show up after the fact. You carry the owners' questions with no answers to give.

It should not be this hard

You want a straight price, a firm date, a supervisor who picks up, and a finished community you can show. That is not asking for much.

Every week a rehab runs long is lost rent, a leasing office you cannot show, residents who stop renewing, and an owner asking why the budget moved. Waiting makes all of it worse.

Your guide

We have renovated communities like yours since 1998

We know what it is like to answer to owners, residents and a regional manager at once, with a vendor who will not call back. You need to know where the project stands every day, not find out at the final walk. That is how we run every job.

Bartley Construction has served multi-family property managers across Texas since 1998. Owner operated and managed, licensed and insured, with skilled, experienced tradesmen and a supervisor on site every day. Completion dates are guaranteed, workmanship carries a one-year warranty, and we are set up in RealPage, Net Vendor and Vendor Café. References available.

The plan

Three steps from first walk to final approval

  1. 1

    Walk the property with us

Call or send the form. We do an on-site evaluation and hand you a detailed cost estimate that breaks out materials and labor.

  2. 2

    We build, you stay informed

A Bartley supervisor is on site at all times, operations stay as normal as possible for your residents, and the site is cleaned and made safe every evening.

  3. 3

    You give the final approval

Our supervisors inspect as we go, you walk it last, and every concern you raise gets our full effort to correct. A one-year workmanship warranty follows.

Questions

Straight answers

Do you work with property management companies and their vendor portals?

Yes. Bartley Construction has specialized in work for multi-family and commercial property managers since 1998. We are registered with RealPage, Net Vendor, Vendor Café and Registry Monitoring Insurance Services, and references are available on request.

How do you price a rehab or reconstruction project?

We start with an on-site evaluation of what it will take to complete the project. You then get a detailed cost estimate that breaks out the price of materials and labor, and we will help refine the scope where that lowers the overall cost.

Can the property stay open while you work?

That is the goal on every job. A Bartley project supervisor is present at all times, we make every effort to keep operations as normal as possible for you and your residents, and the site is cleaned and made safe at the end of each work day.

Is the work guaranteed?

Yes. Completion dates are guaranteed, and you give the final stamp of approval before a project is closed out. Workmanship carries a one-year warranty in addition to the manufacturer warranties for your project's specifications.

Are you licensed and insured?

Yes. Bartley Construction is licensed and insured, owner operated and managed, and our tradesmen are skilled and experienced. References are available for any project.

Where do you work?

We are based in Midlothian with a corporate office in Waxahachie, and most of our work is in Dallas-Fort Worth and across Texas. Call (512) 303-9688, or (972) 556-1313 in Dallas/Fort Worth. We have also handled projects out of state for long-term clients.

Step 1 of 4

Is this storm, fire or water damage that needs attention now?

Where this ends

A community you can show, finished on the date promised

Units turned, the leasing office open, the exterior fresh, and the owner's questions answered before they are asked. One contractor for the whole scope, one call when you need the next project done. Since 1998, that is the job.
